Township and Industrial Development Projects

KTA Tenaga, in the capacity both as lead and supporting consultant has undertaken numerous township and industrial development projects, which include the following:

Kepong Estate Development for Multipurpose Development Sdn. Bhd.

The Kepong Estate Development of an area of 588 hectares comprises  16,617 units of mixed housing, commercial and industrial units, to be developed over a span of twenty years.  The plan estimated a demand of 33 MW and a telephone/telex requirement of 21,000 lines.  To cope with infrastructural demands, it is recommended to plan for two major substations at 132/33/11 kV and 33/11kV and a telephone exchange.  In addition, the study estimated a requirement of 117 distribution substations.

The cost of implementation of the complete electrical distribution and telephone infrastructure was estimated at over RM27 million and RM7 million respectively. The Company was involved in the planning and designing the complete electrical distribution and telephone infrastructure.

Pilmoor Estate Development for Office Park Development Sdn Bhd

The development area of 50 acres borders the Saujana Golf Course and hotel, comprises several condominium blocks, housing, light industries and commercial area.  The company has been engaged to provide mechanical and electrical infrastructural services for the whole development.  The electrical distribution comprises of a 33/11 kV substation and 19 11kV/415V substation and 5,800 telephone lines.

In addition, the Company is providing mechanical and electrical engineering services for the 7 blocks of condominiums in parcel 17.

Permas Jaya New Town

Permas Jaya New Town, located on 1,400 acres near the immediate hinterland of the Pasir Gudang New Port in Johore, will eventually have a population of about 75,000 when completed. With the new 1,300 feet bridge spanning across Sungei Tebrau, the Permas Jaya New Town will only be 4 miles away from central Johor Bahru.

The Company, as Consulting Engineers for the development, was responsible for all engineering services in respect of:

  • Earthworks

  • Roads and Drainage System

  • Water Supply Reticulation and Storage

  • Electrical Distribution Network

  • Sewerage Reticulation and Oxidation Ponds

  • R.C. Structures for all Buildings

  • Mechanical and Electrical Services to Flats and Commercial Buildings  in the Town Centre

Wangsa Melawati Housing Development

The project area is about 180 acres and situated at 8th mile Jalan Genting Kelang adjacent to Taman Permata and Wangsa Maju.   The proposed project is developed by M/s Negara Properties Sdn Bhd.  The proposed mixed development consists of double-storey residential houses, shops, flats and apartments.  The project is being developed in two (2) phases viz. Phase I (105 acres) and Phase II (75 acres).   Furthermore, Phase I is being developed in six (6) stages viz. Stage 1, 2, 3, 4, 5 and 6 while Phase II in 2 stages viz. 7 and 8.

The Company is involved in the design of the infrastructural works.  The infrastructural works consist of earthworks, reinforced concrete retaining walls, main drains, roads, roadside drains, sewer reticulation, pumphouse, oxidation ponds and water reticulation.  The project commenced in 1986 and was completed in 1997.

Subang Jaya New Town

Located in the Klang Valley, midway between Kuala Lumpur and Port Klang.  This development on 1,440 acres will ultimately have a population of about 75,000.  The Company undertook the complete master planning for the earthworks, main drainage and road systems for the township, and the detailed engineering design for roads and drainage and structures for Phase 1A comprising 370 units of Shops and Terrace Houses.

Taman Tun Abdul Razak at Ampang, Kuala Lumpur for Shah Alam Properties Sdn Bhd

This development comprises an area of 200 acres for condominiums, 300 units of bungalows and 130 units of terrace houses together with a 15-acre sports complex and a 9-hole golf course.  The Company provided the engineering consultancy services for all infrastructure works and building structures.  The project was completed in 1990.

Proposed Saktimuna Housing Development

The housing development is located at the 12th milestone Cheras, Selangor, undertaken by Saktimuna Sdn. Bhd.  The development consists of mixed housing and light industrial buildings on 130 acres of land as part of the Selangor Government privatisation project.  Estimated construction cost is about RM40 million.  The Company was appointed as Engineering Consultants for all aspects of Civil, Structural, Mechanical and Electrical works.

Gunung Lambak (T6) Housing Development

Cadangan Pusat Pertumbuhan Gunung Lambak (T6) is a pilot township project awarded to Lembaga Kemajuan Johor Tengara (KEJORA) comprising of residential and commercial development in Mukim Renggam, Daerah Kluang, Johor Darul Takzim.  The whole development area is over 750 acres which will be developed in phases over a period of 8 to 10 years.  When fully completed, the development will consist of over 3500 residential units of low and medium cost bungalow houses and 200 units of shophouses.  There are also light industries, schools, bus stations, petrol kiosks, mosque, medical clinics etc. in the proposed development.

KEJORA has appointed USRA Associates Sdn Bhd as the developer for this project.  KTA Tenaga Sdn Bhd is the consultant for infrastructural works, building works and mechanical and electrical services.

Lot 716 & 718, Jalan Padang Lallang, Bukit Mertajam  - For Duniaga

This development, a joint venture between UDA/private sector on an area of about 80 acres will eventually have 1,050 of mixed housing and low cost flats.  The Company is responsible for detailed design and supervision of all infrastructure works including earthworks, roads, drainage, water supply, electricity supply, central sewerage system and R.C. structures for the buildings.

Bintulu Housing and Industrial Estate, Sarawak

Appointed by the Bintulu Development Authority to undertake the Master Plan Study for the infrastructure services for the development of a 850 acres site.  The services include detailed engineering design for Phase I (300 acres) works consisting of roads, drainage, water reticulation and sewerage reticulation with treatment works.

Desa Jaya

Situated on about 200 acres of land in Kepong, Selangor.  Desa Jaya is a low cost housing development of over 2,000 units, undertaken as a joint venture between the Selangor State Government and a private developer.  It was completed in 1975.  The Company was responsible for all engineering services.  The water supply system included a storage reservoir of 500,000 gallons, suction tank and pumping facilities.

Telupid New Town Study

As a member of the Jururancang Bersekutu Consortium comprising Planners, Architects, Quantity Surveyors, Land Surveyors and Engineers, the Company undertook the comprehensive development study of a new township in the central region of Sabah with a view to its eventual adoption as the new State Capital of Sabah.  The area under study comprised 10,000 acres of virgin tropical jungle.  The study was carried out in 1975.

Kudat Master Plan Study

As a member of the Jururancang Bersekutu Consortium,  the Company undertook a comprehensive Master Plan Study for the existing Town of Kudat for expansion of the Town to allow for a growth of population from the existing 5,000 to 40,000 in 15 years' time.  The Study was in 1975.

  • Electricity supply to housing scheme at Taman Sakapp,  Sakapp Berhad.

  • Electrical distribution system for Taman Megah Cheras (Phase 1A, 2A, 2B, 3A, 3B and 4A) Cheras, Kuala Lumpur, for Hong Leong Property Management Co. Sdn Bhd.

  • Electricity supply to housing scheme at Mukim Petaling, Serdang, Selangor for Janit Sdn Bhd.

  • Electrical and street lighting infrastructures for 4,200 acres Desaru International Resort.

  • Electrical, telephone and street lighting infrastructures for Peremba Office Park Development at Subang, Selangor for Peremba Development Sdn Bhd.

  • Infrastructure masterplan for electricity, telecommunication, street lighting, roads, drainage, water and sewerage for the 1,500 acres proposed Karambunai Beach and Golf Resort in Sabah.

  • Infrastructure masterplan for electricity, telecommunication and street lighting for the 600-acre proposed Taman Teknologi Malaysia.

  • Electrical, telephone and street lighting infrastructures for Danau Kota Development in Setapak, Kuala Lumpur.
